The permit and the disconnects come first
Demolition in San Antonio requires a permit, and before the permit there are utility disconnects to arrange — gas, electric, water, and sewer capping. Skipping that sequence is how a demolition becomes an emergency. For any structure predating the mid-1980s there is also a survey requirement for asbestos-containing materials that has to happen before anything is knocked down.
None of that is fast, and a contractor who tells you they can start tomorrow on a full structure demo is telling you which steps they intend to skip.
Selective demolition is the harder skill
Taking a whole building down is mostly logistics. Removing exactly one wall from an occupied house without cracking the ceiling, disturbing the plumbing behind it, or removing something that was carrying load is the part that requires judgment. We identify load paths and route around live systems before anything is opened up, and we protect the parts of the house that are staying.
