In this climate, cooling is the whole game

Energy efficiency advice written for cold climates is mostly about keeping heat in. In San Antonio the problem runs the other direction for most of the year, and the measures that pay back here are the ones that keep heat out of the house and out of the attic — where your ductwork is running.

The order matters, because people routinely spend on the wrong thing first. Air sealing and attic insulation almost always return more per dollar than replacing windows, and a radiant barrier in an unconditioned attic can drop attic temperature meaningfully during the worst part of the summer. Windows are the most visible upgrade and usually the last one that pays for itself.

Sequence it so the equipment gets smaller

There is a real advantage to doing the envelope before the equipment. Once a house is sealed and insulated properly, its cooling load drops, which means the replacement system can be smaller — and a correctly sized smaller unit costs less to buy and runs better than an oversized one. Doing it in the other order locks you into equipment sized for a house you have since improved.

What is the best way to lower my cooling bill in San Antonio?
For most houses here, in order: air sealing, attic insulation, duct sealing, then equipment. Those first three are less visible and less exciting than new windows or a new AC unit, and they typically return more per dollar spent. Is spray foam worth it?
Sometimes. It seals and insulates in one step and can bring ductwork into conditioned space, which is a real win in a Texas attic. It also costs considerably more than blown-in insulation and changes how the attic breathes, so it needs to be specified deliberately rather than sold as a default upgrade.
Should I replace my windows to save energy?
Usually not first. Windows are expensive per unit of energy saved compared with sealing and insulation, and in a leaky house the windows are rarely the largest loss. They are worth replacing when they are failing, when comfort near them is the complaint, or after the envelope work is already done.
