Older San Antonio houses were wired for a different century
A house built in the 1950s was wired for a refrigerator, a few lamps, and a radio. It is now running a heat pump, an induction range, a home office, and possibly a car. The common failure points are a service panel that is undersized or a discontinued model that no longer accepts safe breakers, branch circuits without a ground, and kitchens and baths without the GFCI protection current code requires.
None of that is urgent until it is. A panel that trips is an inconvenience; a panel that does not trip when it should is the actual hazard.
Permitted and inspected, every time
Electrical work in San Antonio requires a permit and an inspection, and in Texas it has to be performed by or under a licensed electrical contractor regulated by the Texas Department of Licensing and Regulation. That is not paperwork for its own sake — unpermitted electrical work is the thing that surfaces during a sale and the thing an insurer points at after a fire.

- Breakers that trip regularly, a 60 or 100 amp service in a house that has since added central air, scorch marks or a burning smell at the panel, or a panel brand that is known to be problematic and no longer supported. If you are adding a major appliance, an addition, or an EV charger, the panel capacity is the first thing to check rather than the last.
- Does electrical work need a permit in San Antonio?
- Yes, for anything beyond like-for-like device replacement. New circuits, panel work, and rewiring all require a permit and inspection from City of San Antonio Development Services. The inspection is what protects you — it is a second set of eyes on work you cannot see once the walls close.
- Can you install an EV charger?
- Yes. The install itself is straightforward; the question that decides cost is whether your existing service has capacity for the load. We check the panel first and tell you whether you are looking at a circuit or a service upgrade before we quote.
